Protecting Tenants at Foreclosure Act Returns
The Protecting Tenants at Foreclosure Act is back to protect renter's! Tenants have been unprotected since January 1st, 2015. The original Act that was passed in 2009 protected tenants from being evicted in the event of a foreclosure on the landlord's property until the expiration of the lease. This was subject to some restrictions, but it would not just put renters out on the street or scramble to find a place to live.From 2015 until June 23rd, 2018, tenants were unprotected for the most part. Once foreclosed, the lender or new owner could sell the property or occupy it with little restriction. Fortunately, the Protecting Tenants at Foreclosure Act returns. The Act will help many tenants stay in their homes (at least until the end of their lease). The exception to this is if the purchaser of the property plans on using the property as their primary residence. In this event, the tenant would still get 90 days notice, before the lease can be terminated. Tenants are protected under the Protecting Tenants at Foreclosure Act if they are bona fide tenants and do not meet the following items:
- Tenant is not the mortgagor (borrower) or the child, spouse, or parent of the mortgagor;
- Lease or tenancy constitutes an arms-length transaction; and
- Rent is not substantially less than the fair market rent for the property.

The Phoenix Pizza Festival
The Phoenix area has tons of great events revolving around food and drinks, such as the Urban Wine Walk, the Taco Festival, and Food Truck shows. Now we can add the Phoenix Pizza Festival. The inaugural pizza festival took place on November 21, 2015, at Civic Space Park in downtown Phoenix. This event like all the others brought out the crowd and was completely sold out. The Phoenix Pizza Festival featured many of the best pizza makers in Phoenix, local breweries, and other great vendors. These vendors were cranking out a variety of different personal size pizzas. There was truly a pizza for everyone to enjoy. The event also had live music and other attractions for visitors. I highly recommend this event for people that want to spend the day outside and experience a variety of pizzas from around the valley. This should be en event not to miss year after year. Battle of the Bands
Between Arizona State University (ASU) and the University of Arizona (U of A)
On Saturday morning before the ASU and U of A football game, the two schools' bands held their annual Battle of the Bands at Tempe High School. This event rotates between Tempe and Tucson depending on where the Territorial Cup game between the two schools' football teams takes place. If you have never been to the event I highly recommend it. Both schools will play their shows and fight songs, and then both bands will get together to play something together. With such a heated rivalry it is nice to see everyone get along and come together to support all of these students. The University of Arizona band took the field first. They played a great show and finished to an applause from both ASU and U of A fan alike. The Arizona State University Marching Band then performed their show to a loud ovation. Finally, the two bands came together to perform some selections from the Star Wars movies. See the sights and sounds from this great event below.University of Arizona

Gilbert Farmers Market
I had the chance to visit the Gilbert Farmers Market this weekend. It was a great time for the whole family. It is a great way to spend a Saturday morning. There was entertainment, great vendors, and delicious food. I would highly recommend this farmers market to anyone. Here is some information regarding the farmers market. Gilbert Farmers Market (GFM) is located in Downtown Gilbert just West of the iconic Water Tower and is open every Saturday. With over 60 vendors during the summer season and reaching close to 100 vendors in the fall/spring, the GFM offers a wide variety of locally grown produce from near by farms as well as many local Arizona Food Producers. The GFM features some amazing Food Trucks and local eats along with games and entertainment for the whole family to enjoy! The GFM is a year round market, open ever Saturday with the exception of November 21st and December 26th 2015. Location and Hours: Where? GFM is located in the Park and Ride just West of the iconic Water Tower in Downtown Gilbert. When?
